Water and crawl spaces

Foundation crack and seepage repair

Tier A · 26 towns covered

Injection and sealing for cracks in poured walls and block that let water through during heavy rain.

Homeowners here run into this regularly, and the fix depends heavily on what's actually causing it.

What usually prompts the call

  • A crack that weeps only during heavy rain
  • White mineral staining running down the wall below a crack
  • A crack that has visibly widened since you first noticed it
  • Damp patches on one specific spot of the wall

What a contractor will do

Injection seals the crack against water. It does not address why the wall cracked. A contractor should tell you which of the two you are dealing with, because a moving crack will simply open again.

$400 – $1,500 per crack — typical range, not a quote. What your home needs can only be settled by a registered contractor who comes out and looks at it.

Coverage

Towns we cover for this

Only the areas where this work actually applies.

Inland mainland

Flat sandy tracts with a high water table. Crawl spaces and slab are the common foundation types here.

Bayfront and lagoon

Dredge-and-fill lagoon communities at low elevation with tidal influence on groundwater.

Long Beach Island

Salt air, timber and concrete pilings, and housing stock split sharply between pre- and post-Sandy.
