Southern Ocean Foundations
A foundation finding on your inspection report
For buyers, sellers, agents and inspectors working against a closing date.
A foundation or crawl space item on an inspection report is one of the few findings that can stall a deal outright. Buyers get nervous, lenders ask questions, and everyone wants a number before anyone will move.
What actually helps
A written evaluation from a registered contractor, with a scope and a price, usually does more to keep a deal together than any amount of reassurance. It converts an open-ended worry into a line item that can be negotiated.
What we can do
Send us the finding and the closing date. We'll put it in front of contractors who work that town and can act on the timeline. If nobody can realistically make your date, we'll tell you that rather than waste a week of it.
Agents and inspectors
There's no fee and no referral arrangement in either direction — we're paid by contractors, not by you, and we don't pay for referrals. If it's useful, use it.
Send us an inspection finding →We can't interpret an inspection report or tell you how serious a finding is. Only a registered contractor or a licensed engineer who inspects the property can do that.
