Bulkhead Failing? How to Tell Repair From Replace

← All guides

On a lagoon-front lot, the bulkhead is doing invisible work every single tide. Most homeowners don't think about it until a survey during a home sale flags it. Here's how to read the situation.

A bulkhead holds back the water and holds up your yard. When it starts to fail, it fails slowly and then suddenly — and the difference between catching it early and waiting can be tens of thousands of dollars.

The signs it's going

Soil washing out or sinking behind the wall. The sheeting starting to lean toward the water. Gaps opening between the sheets. Damage to the cap or the tie-backs visible at the top. If your yard is developing a low spot near the water, that soil is going somewhere — usually out through or under the bulkhead.

Repair vs. replace

Targeted repair — new tie-backs, a new cap, replacing failed sections — makes sense when the wall is fundamentally sound but has a specific problem. Full replacement, usually with vinyl sheeting driven behind or in place of the old line, is the answer when the structure is compromised along its length. A marine contractor can tell you which after inspecting it, ideally at low tide.

What it costs

Targeted repairs often land in the low thousands. Full replacement is priced by the linear foot — commonly $150 to $650 per foot depending on material, with vinyl the standard choice on the island now. For a typical 60-foot bayfront lot, a full vinyl replacement can run roughly $30,000 to $54,000, before extras like removing and reinstalling a dock or lift.

Ranges, not a quote — every lot and every wall is different.

Why the timeline is long

This is the part that surprises people: the permitting often takes longer than the construction. Bulkhead work needs state waterfront development permitting and tidelands documentation on top of the municipal approvals. A contractor who works these waters regularly will know how to move it along, but plan for it to set the schedule.

If it came up in a home sale

A failing bulkhead flagged during attorney review can stall a closing fast. The thing that keeps a deal together is usually a written evaluation and quote from a licensed marine contractor — it turns an open-ended worry into a number everyone can negotiate around.
